Plumbing and drainage plans

Plumbing and drainage plans, also known as a House Connection Plan (HCP), as‑constructed drainage plans, sewerage plans or sanitary drainage plans, show the private sewerage drainage within a property, including how plumbing fixtures connect to the sewer or onsite sewerage facility. These plans also show the location of plumbing fixtures inside the building. Plans for on-site sewerage systems may also be available and can show the location of land application areas such as spray areas for these systems.

Plans will not include roof drainage, stormwater drainage, water services or infrastructure located outside the property boundary.

You can request copies of as constructed drainage plans for residential and commercial properties.

How to request a plan

Once we receive your application, we will review it and contact you to organise payment of the relevant fee. View fees.

We process your request

Some plumbing and drainage plans are stored electronically, while others are held in hardcopy form at an external storage facility. Processing time depends on where the plan is stored.

  • Electronic plans will be provided within two business days.
  • Hardcopy plans will be provided within five business days. If your requested plan is stored externally, we will notify you by email.

Plan availability can vary

We will search available records and advise whether plans exist for the requested property. Plans may not be available for all properties or applications. This may be due to:

  • The property is a vacant block of land or a newly approved property that has not yet been constructed, so no plan currently exists.
  • The work on the property may never have been regulated by us, so no plan was created.
  • Plans were lodged with the Queensland Building and Construction Commission (QBCC) and the copy we hold may not be current, or may not show changes made after November 2012.

If plans are unavailable, the options are:

  • If an as constructed drainage plan can't be located, we will endeavour to provide alternative available information such as design plans, stamped approved plans or inspector mark-ups.
  • If no drainage information is available, you may need to engage a licenced plumbing contractor to locate sewer drainage pipes onsite. A licenced plumber may also be able to prepare updated drainage plans for your property.
