Buildings exempt from approval
Some building work is exempt under the Planning Act 2016 (Qld) and the Building Regulation 2021 (Qld).
You don't need building approval for exempt development.
Examples of exempt development
1. Building work on a class 10 building on agricultural, horticultural, floricultural or pastoral land that is used as a:
- greenhouse, conservatory or summerhouse
- fuel shed, lawn locker or tool house
- cycle shed
- aviary, pigsty, barn, fowl house or stable
- milking bail or hay shed.
To be exempt, no part of the building can be within 200m of a road or land boundary.
2. Minor attachments to an existing building, including:
- sun hoods that project less than 1m from the building
- sun blinds
- roof ventilators
- basketball hoops.
3. Minor structures less than 3m above natural ground level, including:
- playground and sports equipment
- garden furniture
- temporary market stalls
- minor plant and equipment covers.
4. Repairs and maintenance to an existing building or structure if the work does not reduce structural adequacy or fire safety.
