Plumbing inspections

Plumbing inspections are required at various stages of plumbing work. The licensed plumber or drainer can arrange an inspection with us.

Information needed to book an inspection

  • plumbing permit number or approval number
  • property description or address for the inspection
  • name and contact details of the licensed plumber or drainer
  • payment of fees (if applicable).

If we have not been notified of the responsible person, a Form 7 - Notification of responsible person must be submitted before the inspection can be booked. Form 7's can be submitted via email to development@tr.qld.gov.au.

Plumbing inspections can be booked by the licenced plumber responsible for the work, through our online form or by contacting us on 4688 6786. At least 48 hours' notice must be given prior to the inspection date. 

After the request is submitted, the plumbing administration team will confirm the inspection time.

Types of inspections

The following stages of plumbing work must be inspected by our plumbing inspectors to make sure the work meets the conditions of the permit:

  • under-slab Inspection (sub-drain)
  • stack or elevated pipework that will be covered or enclosed
  • drainage (sanitary house drain)
  • water services (rough in)
  • final inspection when all the work is complete and before occupation.

At time of inspection

A copy of the approved plumbing plans must be on site during the inspection so the inspector so we can confirm the work matches the approval. Any changes to the plans must be clearly marked before we arrive.

As‑constructed plans must also be provided as part of this process. This applies to all new commercial permits and any approvals that required plans to be submitted. These plans should be lodged as soon as possible after the drains have been installed.

For plumbing fast-track applications an as constructed drainage plan must be drawn by the responsible plumber and provided to the plumbing inspector at the drain inspection. Our grid-paper template(PDF, 3MB) is available to assist with preparing the plan.

Final inspection certificate

A final inspection cannot be booked until we have received and approved all required paperwork and as-constructed plans. The certificate confirms that the plumbing work has been completed in line with the approved plans and conditions of the permit. The certificate is issued at the completion of the final inspection carried out by our plumbing inspector. A copy of the certificate is sent to the property owner, the applicant and the responsible person (the licensed plumber).
