Geotechnical reports
If you want to develop steep or potentially unstable land, you will need an expert to prepare a geotechnical report.
This is a detailed document describes the physical properties of the soil and rock at your building site.
Steep or unstable land might be affected by:
- earthworks
- construction
- underground services near retaining walls and any structure
- on-site wastewater
- other significant changes to natural drainage patterns.
The report tells architects and builders exactly what they need to do to stop the structure from sinking, cracking or shifting over time.
To avoid or minimise such risks for developments that may affect land stability, you must submit a geotechnical report to us. This requirement is outlined in the Toowoomba Regional Planning Scheme.
Without this information, a project risks major structural failure or unexpected costs if the ground turns out to be unstable or prone to flooding. Essentially, it ensures that whatever is built stays firmly and safely in place for years to come.
Engage an expert
We only accept geotechnical reports prepared by a qualified and experienced Geotechnical Engineer (Registered Professional Engineer of Queensland).
We recommend engaging an engineer who has local experience with steep and unstable areas, and general experience with steep and unstable land.
They must hold and maintain professional indemnity insurance for any one occurrence of at least $2 million and have Geotechnical Investigations listed as an activity on the policy.
