Executive summary May 2025

Some of the key statistics this month include:

Future housing supply

  • Future lots in the pipeline continues to steadily increase to with 1,288 lots for May.
  • New dwellings via building approvals dropped to 11, the lowest monthly figure this year, continuing a sharp decline from 126 in February.
  • Final certificates of occupancy saw an increase in completions of homes to 69, which is the largest number of home completions reported year to date.

Plumbing and drainage

  • Applications lodged increased to 186, the highest for the year thus far and approval volumes remained high at 149, showing efficient throughput.
  • Current plumbing applications bounced back to 186 following a slight downward trend throughout the beginning of the year.

Building approvals

  • May saw 66 building approvals with a total value of $8.6 million, driven largely by detached dwellings and extensions.
  • While Class 2-9 buildings (commercial/industrial) held steady in value ($8.8 million), total building activity remains well below early-year highs.
